What is a Home Inspection? The "official" answer..."A home inspection is a non-invasive, visual examination of the accessible areas of a residential property, performed for a fee, which is designed to identify defects within specific systems". How does that work? An inspector is trained to have knowledge of all systems of the home (Roof, Exterior, Foundation / Structure, Heating / Cooling, Plumbing, Electrical, Fireplace, Attic / Insulation, Doors / Windows and Interior). The inspector examines and documents the condition of these systems. If there is evidence of a problem, the inspector documents the issue and may advise that a licensed and insured specialist be brought in for further evaluation or repairs.
"Why should I get an inspection"? Purchasing a home is likely the single largest purchase any of us will ever make. An inspection by a certified inspector can provide you with a "report card" on the home to help you make an informed decision on your purchase.

Within 24 hours of the inspection (typically the same day); The Inspection Report will be emailed to you. The report will combine digital photos and text to provide a detailed description of the current condition of the home. The body of the report will document the various systems of the home, and there is a summary page for the most noteworthy findings. I pride myself on the thoroughness of my reports and their ability to stand on their own, however, there is no substitute for the client being present at the inspection to review the information first-hand. I will explain my findings and address any questions so you have a complete understanding of the report.
